Trader Joe’s, Onelife Fitness to anchor retail sites at Midtown64 development in Henrico
Trader Joe’s and Onelife Fitness will anchor the retail portion of Midtown64, a planned $500-million mixed-use development near the intersection of West Broad Street and Interstate 64 near Glenside Drive in Henrico County, developer Greenberg Gibbons announced Oct. 14.
The two businesses will be part of the first phase of the 46-acre development, which is expected to be completed in 2028.
Trader Joe’s, the national grocery chain known for its specialty foods, fresh produce, prepared meals and seasonal products, had been rumored as a lead tenant for months. It will join Onelife Fitness, which plans to occupy 65,000 square feet across two levels.
The fitness center will feature strength-training and cardio equipment, dedicated studios for boxing, Pilates and stretching, a turf training area, an indoor saltwater pool, a kids' club, a recovery suite and spa-inspired locker rooms.
The two businesses will anchor a retail, restaurant and entertainment component that is expected to encompass as much as 130,000 square feet.
“Our vision for Midtown64 is to create a vibrant, welcoming destination that becomes part of people’s everyday lives,” said Eric Walter, president of Greenberg Gibbons. “Bringing Trader Joe’s and Onelife Fitness to the community gives residents, employees, and visitors two sought-after places to shop, work out, and spend time.”
Beyond its retail component, Midtown64 is planned to include up to 300,000 square feet of Class A office space, nearly 1,000 apartments, 194 for-sale townhomes and a hotel.

The development represents a major investment in the West Broad Street corridor, combining residential, commercial, retail and recreational uses on a single site.
Greenberg Gibbons, a Baltimore-based real estate development and investment firm, is overseeing the project. The company owns and operates a portfolio of more than 6.7 million square feet of property and has more than 55 projects across eight states.
The developer did not announce specific opening dates for Trader Joe’s or Onelife Fitness beyond the anticipated 2028 completion of the first phase. The announcement also did not specify the size of the Trader Joe’s store.
