NOTICE OF SPECIAL COMMISSIONER’S JUDICIAL SALE OF 1720 Winder Street, Richmond, VA 23220 In execution of the Circuit Court for the City of Richmond Order entered on December 17, 2025, in Case No. CL25-88 and recorded among the land records of the City of Richmond ( the “Land Records” as Instrument Number 250020907, on December 19, 2025 ( the “Order”), ALG Trustee, LLC, the appointed Special Commissioner, will offer for sale at public auction, at the Main entrance of the courthouse for the Circuit Court of City of Richmond, John Marshall Courts Building, 400 N. 9th St., Richmond, VA 23219 on September 24, 2026 at 10:00 AM the property described in said deed of trust, located at the above address and briefly described as: ALL that certain lot, piece or parcel of land with all improvements thereon and appurtenances thereunto belonging, known as No. 1720 Winder Street, lying and being situated in the City of Richmond, Virginia, and being designated as Parcel 31, Block W-645, on the Disposal Plat made by Austin Brockenbrough and Associates, Civil Engineers, dated April 10, 1980, and recorded July 9, 1981, in the Clerk's Office, Circuit Court, Division I, City of Richmond, Virginia, in Deed Book 784, Page 305, and as shown on a plat of survey made by Bremner, Youngblood & King, Inc., Consulting Engineers, dated October 14, 1981, a copy of which is attached to and made a part of the deed recorded in the Clerk's Office, Circuit Court, City of Richmond, Virginia, in Deed Book 788, Page 748, and to which plat reference is made for a more particular metes and bounds description of said property. Tax ID: W000-0645/032. The sale of the property is in execution of a Deed of Trust in the original principal amount of $115,000.00 dated May 19, 2009 recorded among the land records of the Circuit Court for City of Richmond on May 27, 2009 as Instrument Number: 090011134, by certain Order, and is subject to, among other things, the Order, applicable law, and ratification by the Court. TERMS OF SALE: A bidder’s deposit of $10,000.00 or 10% of the sale price, whichever is lower, will be required in the form of a certified or cashier’s check. Cash will not be accepted as a deposit. Settlement shall occur within thirty (30) days of the Courts Order ratifying the sale; otherwise deposit may be forfeited.
