Developer breaks ground on $500M Midtown64 mixed-use site in Henrico

Developer Greenberg Gibbons broke ground Dec. 16 on Midtown64 – a more than $500-million mixed-use project that will take shape on 46 acres that formerly housed the Genworth Financial headquarters in Henrico's Near West End.
Shamin Hotels is a joint-venture partner in the project.
The site, located at the intersection of West Broad Street and Interstate 64, will feature 2 million square feet of space (including as much as 130,000 square feet of upscale retail, restaurant, and entertainment space) and will be anchored by a grocery store and new-to-market fitness concept, according to the developers.
Midtown64 also will include as much as 300,000 square feet of Class A office space, a residential community with nearly 1,000 apartments, 194 townhomes built by homebuilder Lennar, and a 226-room dual-branded hotel, including Tempo by Hilton, one of the company’s newest brands.

Midtown64 will feature contemporary architecture, landscaped plazas, and parking within a walkable environment, according to developers.
“The significant investment by Greenberg Gibbons and Shamin Hotels in the Midtown64 development is set to transform this corridor of West Broad Street into a dynamic, premier destination, combining residential, office, retail, and hospitality,” said Henrico County Board of Supervisors Chair and Brookland District Supervisor Dan Schmitt. “Midtown64 will energize the area, generate opportunities for businesses and residents, and showcase Henrico’s vision for a vibrant, inclusive community where growth and opportunity thrive.”
Construction will begin immediately and proceed in phases. The first phase will include retail, 130,000 square feet of Class A office space, multifamily residences, for-sale townhomes, and a dual-branded hotel. The phase is expected to be completed in 2028, with subsequent phases including additional office, retail, multifamily, and a hotel.
