An Eastern Henrico industrial park has a new owner.

AF Byrd Center VA, LLC, a joint venture between the Adler Real Estate Fund and TriGate Capital, purchased the Byrd Center – a 475,000-square-foot, 10-building industrial complexlocated at the intersection of Laburnum Avenue and Charles City Road – from Medalist Properties 2, LLC and WRE-Byrd, LLC for $26 million.

The average tenant in the complex leases approximately 4,500 square feet. The center is located near the Richmond International Airport, which is a hub for UPS and FedEx, and the Port of Richmond and is considered a strategic venue of operation for small- to mid-scale companies in the region, such as international freight forwarders, importers and courier service businesses that benefit from proximity to these access points.

Byrd Center currently has a 90-percent occupancy rate and more than 100 tenants – many of whom have been on the property for more than a decade, according to Cushman & Wakefield | Thalhimer, which handled the sale negotiations on behalf of the buyer.

The purchase is the second commercial acquisition in Virginia for the Miami-based Adler Group and the Adler Real Estate Fund’s third purchase in less than a year.
