An Eastern Henrico industrial park has a new owner.
AF Byrd Center VA, LLC, a joint venture between the Adler Real Estate Fund and TriGate Capital, purchased the Byrd Center – a 475,000-square-foot, 10-building industrial complexlocated at the intersection of Laburnum Avenue and Charles City Road – from Medalist Properties 2, LLC and WRE-Byrd, LLC for $26 million. The average tenant in the complex leases approximately 4,500 square feet. The center is located near the Richmond International Airport, which is a hub for UPS and FedEx, and the Port of Richmond and is considered a strategic venue of operation for small- to mid-scale companies in the region, such as international freight forwarders, importers and courier service businesses that benefit from proximity to these access points. Byrd Center currently has a 90-percent occupancy rate and more than 100 tenants – many of whom have been on the property for more than a decade, according to Cushman & Wakefield | Thalhimer, which handled the sale negotiations on behalf of the buyer. The purchase is the second commercial acquisition in Virginia for the Miami-based Adler Group and the Adler Real Estate Fund’s third purchase in less than a year. |

Henrico Junior 4-H camp registration open

For parents looking to keep their kids outside and away from the video games this summer, the Virginia Cooperative Extension is still accepting registrations for the 2013 Henrico Junior 4-H Camp.
The camp will be held June 17-23, and is open to boys and girls ages 9-13. A total of 10 spaces for boys and 27 spaces for girls remain available, and registration is open until May 24. The cost is $230, which includes lodging, meals, programs, instructional materials and charter bus transportation. > Read more.

Veteran restaurateur set to open in Short Pump
Tran’s Pho 1 Grill will serve Vietnamese fare

Paul Tran, along with his wife Ellen will open up Pho 1 Grill, a Vietnamese restaurant, in June in the Towne Center West Shopping Center.
Tran has been serving up Vietnamese food since the mid-’80s, his first being Que Huong on Rigsby Road. He also owned Mr. Chan’s on Horsepen Road and Saigon Gourmet on Hull Street Road. > Read more.
